How 2026 Conforming Loan Limits Work

The Federal Housing Finance Agency (FHFA) sets conforming loan limits annually using the House Price Index (HPI). Because the HPI rose 3.26% between Q3 2024 and Q3 2025, FHFA raised the 2026 baseline from $806,500 to $832,750 — the largest single-year adjustment since 2022.

High-cost areas — where 115% of the local median home price exceeds the baseline — receive an elevated limit up to 150% of the baseline ($1,249,125). Counties that qualify include most of coastal California, King County (WA), and the DC metro area. Alaska and Hawaii use the high-cost ceiling by statute.

When a loan exceeds the conforming limit for the county, it becomes a jumbo mortgage. Jumbo loans are held on lender balance sheets rather than sold to Fannie or Freddie, which typically means stricter credit requirements (often 720+ credit score), larger down payments (10–20%), and slightly higher interest rates. In high-cost coastal markets, even median-priced homes can require jumbo financing.

For multi-unit properties — duplexes, triplexes, and fourplexes — conforming limits scale up significantly, making agency financing accessible for house-hacking strategies even in expensive markets.
